What is a hyperscale data center?
A hyperscale data center is a very large facility, usually a campus of several buildings, built to serve one major cloud or AI company. For land, the scale changes every requirement.
See how land per MW variesThe short definition
“Hyperscale” describes data centers built for companies that run computing at enormous scale: the large cloud providers, social platforms, and AI developers. One operator uses the whole facility. The buildings are large, they are usually grouped into a campus, and they are designed to grow in phases.
How it differs from other data centers
- Colocation. A colocation provider builds the facility and leases space and power to many customers. The buildings can be large, and the customers are many.
- Enterprise. A company builds a data center for its own business systems. These are usually much smaller.
- Edge. Small facilities placed close to users to reduce delay.
- Hyperscale. One operator, very large load, campus layout, long planning horizon.
Some developers build “powered shells” or whole campuses and lease them to a hyperscale tenant. The tenant is hyperscale even though it does not own the land. See who buys data-center land.
What hyperscale needs from a site
Power, first and most
A hyperscale campus draws as much electricity as a small city. That load needs high-voltage transmission, substation capacity, and usually a second independent feed. The utility’s ability to deliver decides whether the campus can exist. See a substation next door is not power.
Land in one piece, with room to grow
Campuses need large, connected, usable tracts, plus space for electrical yards, cooling equipment, stormwater, and buffers from neighbors. Operators also want land for later phases. Our land-per-megawatt data shows how widely announced campuses vary.
Water, or a cooling design that uses little
Cooling is the second great demand. Designs differ widely in how much water they use, and that choice shapes which sites work.
Fiber on separate routes
Multiple carriers on physically separate paths.
A community that will approve it
Large campuses draw attention. Zoning, local pauses, and neighbors matter as much as engineering. See the neighbors decide more sites than the zoning map.
Why hyperscale is looking at new places
The established markets are short on power and land. Operators and developers are moving into regions with transmission capacity, available tracts, and willing local governments. North Carolina is part of that search. See data centers in North Carolina.
Questions
How big is a hyperscale data center?
There is no single threshold. The term refers to scale of operation: very large buildings, usually several on one campus, serving one operator.
How much land does a hyperscale campus need?
It depends on the load, the building design, and how much land is held for later phases. Our calculator shows how the inputs change the answer.
Who builds hyperscale data centers?
The operators themselves, and developers who build campuses to lease or sell to them.
